Can you deduct from security deposit. Cleaning Severly diry pool due to Neglet

When my tenants moved in, they assured me that the landscaping and swimming pool would be maintained. We had a beautiful back yard with beautiful grass and blue pool. They just moved out and left the house in/out a mess. The side driveway had debris piled high including couches, patio furniture, old bikes, tables. It was a mess. I had a hauling company hall it away at a cost of $350.

The back yard is also a mess. Their dog dug holes all over the grass and I don't think they ever watered it, it's totally brown. The pool was left almost black.

They were only living there 18 months!

My question is, can I deduct cleaning of the pool @ new sod?

If your contract said they had to maintain the landscaping and the pool, yes you should be entitled to withhold that cost. If it did not so state, you may need to take alternative actions to recover.
