Legal Question in Landlord & Tenant Law in California

How can I enforce the expectation that the rent is due on the first of the month and after 5 days?

I have rented my 7 year old, large single family home with 4 bedrooms, 2 car garage, 2.5 baths, and over $30,000.00 upgrades to a family. To show special consideration and keep my tenants happy and responsible, I reduced the rent from $1,700 to $1,400. The lease that the tenants signed makes it clear that the rent is due on the first of the month, the due date and if the rent is not paid within 3 days, there is late charge per day.

My tenants do not pay their rent on the first of the month and argue that based on the law in the state of California; there is a 5 days grace period.

Are they correct?
