Legal Question in Landlord & Tenant Law in California
enforceability of lease with unlicensed property manager
I signed a lease with a property management company, who executed the lease in its own name as an agent for the owner. I have since discovered, however, that the company does not have a real estate broker's license (nor do any of the individuals who work at the property). Is the lease agreement enforceable, or is it void because of the property manager was acting illegally when it signed as an agent?

Re: enforceability of lease with unlicensed property manager
Generally, if a party acts as a real estate broker but has no license to act, any agreement made with the licensee was based on fraud and is void as to law and unenforceable.
