Legal Question in Landlord & Tenant Law in California

Can I be evicted for no good reason?

I pay my rent for 5 years at the same place. Recently the ownership has changed and the new owner, I think, would like to get back the appartment to raise the rent. I sent him the rent and have the proof of payment ( a money order because I was out of checks !!!) but he stated that he never received it and gave me a 3 days eviction notice. I called him saying I wanted to pay him cash but he ignores my calls. Does he have the right to begin an eviction process and do I have to do something in order to prove that I am willing to pay but that he refuses the rent?

Thank you.

If you're within the 3 days, he has to accept the rent at the address listed below his signature.
