Evicting a tenant who has not paid in 5 months

Hi,

I gave a tenant a 3 day notice, what do I do next. Do I need a sheriff or a lawyer to have the tenant off the premises? She has not paid in 5 months rent

You will need to file an "unlawful detainer" action in order to start the eviction process. You then get a court order for them to surrender the premisis. When you have that, you can arrange for the sheriff to have them removed if they do not move on their own.

You can do this yourself, or hire an attorney. I can handle it for you, if you wish.
