Legal Question in Landlord & Tenant Law in California
I'm evicting tenants, gave them a 3 day notice and a 30 day notice. They choose to ignore the 3 day notice and are saying I gave them 30 days. I was told 3 day was pay your rent or leave. The 30 days was even if you pay, I want you out in 30 days. Can they legally hold on to the 30 day notice? And live rent free.

You are correct. They are wrong. If they pay the past due rent within the 3 days, they get to stay until the 30 is up. If they don't then you can file an unlawful detainer case against them on day-4.
