Need help evicting tenants
I recently tried to sell a home that is under a lease agreement. The tenants wouldn�t let anyone access the property making it impossible to sell. The tenants said they would permit access for $20,000.00 upon close of escrow. They also wanted the ability to break the lease at any time. I said no to the demands. I was o.k. with the 20k but didn�t want to be without tenants if the home didn�t sell.
I have now decided to honor the remainder of the lease, and give them sixty days notice to vacate the premises prior to the expiration of the lease. The tenants are in law enforcement and have free legal counsel, they are also friends with the DA. I believe they are planning some kind of retaliation against me. My realtor recently received a call from their attorney who wanted to know if termites were a health hazard.
I am in financial trouble that�s why I needed to sell the home. I tried to be fair, I considered these people friends. How should I proceed? What might these tenants try to intimidate and/or extort me if I evict them when the lease is up?
