Legal Question in Landlord & Tenant Law in California

Eviction of Relative of Original Tenant w/o lease

riginal tenant was family friend who rented for 20 years with no written lease and paid below market rent. OT died and family moved in an continued to pay rent. For past two years family has been delinquent many times. Informed them that late payment no longer tolerated; would evict if they do not pay. They submitted 30 day notice to leave. Last check bounced.

Are they tenants without written lease? How can I evict them?

Give them a three-day notice to pay or quit. If they don't pay within 3 days, file an unlawful detainer lawsuit against them. Please let me know if you require my help.
