eviction
being sued for back rent owed. two months behind in rent. if i do not file an answer to the court in the five days allowed, what will happen next? can i still settle despite the fact landlord will not return phone calls?

A default judgment will eventually issue against you for the money, costs, and attorney's fees. Then they can execute against your wages and bank accounts to satisfy the debt. The judgment will be good for 10 years, and can be renewed after that. It won't be a pretty picture. It's best to file an answer, and you'll be in a better position to negotiate. Good luck!
