Legal Question in Landlord & Tenant Law in California

My father was served an eviction. The plaintiff wrote up a stipulation order for all occupants. We all signed this stipulation which states we waive our right to 90 day notice and agree to move on a certain date. Upon leaving we are to sign a form stating we vacated property. My question is : if 1 person does not sign form and does not leave does plaintiff have to start eviction again to have them removed? Also if other tenants sign vacancy and leave will they be held accountable and also recieve eviction since they were stated in stipulation?
