''fence repair''
The fence between our house and the rental house next door is falling down. We would like to split the cost to replace it. The landlord refuses to do so. Do we have any legal recourse? We have a swimming pool on our side.

There is a state statute in the Civil Code that states that both parties are responsible for maintaining the fence. Go get some quotes, and mail them to him with what his share will be, and request imput on which contractor he would like to use.
Tell him that if he does not respond within 10 days, you will order the fence to be installed, and then take the necessary steps to secure payment. Small claims court would be next.
