Legal Question in Landlord & Tenant Law in California

I've filed Chapter 7 BK and am currently awaiting a sale date for my house. I have long-term renters (7 yrs.) in my converted garage which is attached, but is self-contained and has no entry into the main house. They believe that if they sign a (pre-dated) lease with me they'll be able to legally remain for a certain amount of time after the sale date. My questions are can they remain and will that prevent any "Cash for Keys" offer I may receive. Thank you

If they have a lease of a legally separate unit for up to one year, they can stay to the end of the lease or 90 days, whichever is longer, as long as they immedately begin fulfilling their lease obligations to the new owner upon the sale. It is extremely likely, however, that it would blow any cash for keys deal you might want to make.
