As soon as you know the identity of the new owner, cooperate fully, explain your disability. If you don't yet know the new owner, set the rent money aside so that you can catch up if possible. Often, banks don't want to have their property unoccupied because of the possibility of vandalism. Explain that as well. See if your locality has rent stabilization laws that prevent eviction following foreclosure. If not, try to negotiate a new lease with the new owner. Otherwise, it might have a right to evict you after 30 or 60 days, depending on your length of tenancy. There also might be room for negotiation.
