Legal Question in Landlord & Tenant Law in California

A friend of mine is in a bind. She was our neighbor and then moved. She had three months left on her lease and offered to find someone new to rent it. The new tenants moved in. They paid partial rent, and when they didn't pay the rest, the landlord went after my friend to pay the rest. She did so after both she and the landlord signed a contract stating that upon payment she would be paid in full and released from all liability of the home. The landlord then filled a UD against the current tenants. Now the landlord is coming back after my friend stating that she needs to pay for all damages to the home. What should she do now?
