I gave my tenant a 30 day notice to move and the 30 days are up and she is refusing to leave. What do I do next?

If you gave a proper, written notice, you then serve them with a three day notice and 30 day notice, then file suit to evict them.

If you gave a proper 30-day notice, Mr. Shers is wrong. You do not have to give any further notices. You just file an unlawful detainer lawsuit to evict them.
