if i give my renters a 45 day notice to move out (becuse i am selling my house), and then a week later they say that they will be moveing out in 14 days, do i owe them there full deposit back becuse they failed to give a 30 day notice?

Your renters owe you for rent for 30 days from the date they give notice or the end of the 45 day period you gave notice for, which ever occurs sooner. Be sure to give them a written explanation within 21 days of their leaving why you are withholding any sum and giving them back the part of the deposit not being withheld.
