Grace period
Is there a 5 day grace period without fines/penalties? i.e.:rent due on first, pay on fifth with no late fee? My property management company wants to change due date with no penalty to the first, only, anything after penalized $75. Is that legal?

No. Your contract may provide it but the law does not.

The no previously posted applies to the grace period. The landlord may change the terms of the contract with 30 day notice if month to month rental contract.
