Legal Question in Landlord & Tenant Law in California

Gross Income Per Month Rental Calculation for California

Hello,

What is the exact gross income per month rental ''calculation'' to figure out what a tenant must earn per month in order to qualify for a rental house in California?

For example, what is the gross income that a tenant would be required to earn per month in order to qualify to rent a $2,050.00/mo. 3 bedroom/2 bathroom house in California?

If I could be provided with the exact calculation in order to, easily, figure this out myself, I would appreciate it.

Kind regards,

Holly

I agree with my colleagues.

Income is important, but, as Mr. McCoy points out, it actually is zero.

All you could get would be an average amount which by definition will be wrong a vast majority of the time for individuals. Some tenants have greater or lesser other expenses so what they can afford to rent will vary. moreover, the rent the would be charged is not based upon their income but what the market deems houses or apartments are worth in that particular area.

The exact amount the law requires a tenant must earn before qualifying is $0.00. Then it is up to the landlord to decide what amount in addition to $0.00 he would require. If he wants, a landlord could require the tenant to make over $1,000,000 per month. Unless the landlord has signed up for a Section 8 program, discrimination based upon income is legal.
