Harrasment/Intimidation?

I have a 4yr lease on the home I am renting. The landlord lives in another city. Every 3 months the landlord comes to town,calls wanting to come over. Initially, I thought that she wanted to see how the property was being kept and consented to her visit, she was very happy with my decorating & upkeep. However, it has become a habit. I will get a call saying that she is here in town, can she come over. Last time she called the day before & came over; then 3 days later,without notice showed up with her brother to look around. Now, she has called saying they will be up in April wants to see the house, will call when she gets here.

I feel that I must constantly be ready for whenever she decides to visit. I would like to live here in peace, not wondering when she is going to show up. I have been here 2 yrs, nothing has changed; everything in excellent condition. I have rented before, never had a landlord do this. Is this harrassment? Must I submit to these 3 month inspections?

It's not harassment, at least not very likely actionable harassment. However, unless the terms of the written lease require you to permit access to your landlord, this conduct on her part is not appropriate. How big of a fight do you want to get into with her though, over a visit every 90 days? If you want to lock horns with her, simply tell her that the visits are becoming burdensome and you would have no problem doing them every 180 days (or whatever length of time you prefer).
