Legal Question in Landlord & Tenant Law in California
Heat not functioning in the house
When I moved into this house on the beach with 2 other roommates we were asked to make an inventory check list as an inspection guide. One of the items on the list was, ''heat not functioning''. It was not included on the other 2 people's list. My roommate mentioned to the property manager that the heat wasn't working and the landlord didn't do anything. Finally the other roommate wrote an e-mail to the owner 5 months later requesting the repair. Within 2 weeks we had a new heater and thermastat. Now a year later, 2 out of the 3 roommats are suing the propery manager and owner for past compenstion. Question: Is the landlord in the wrong for not repairing it even if there was a verbal request to fix the heater?

Re: Heat not functioning in the house
Probably. A request, even if not in writing, is binding...especially at the beach which can be "nippy" year around.
