I own a home that I let my friend stay for four years.

Since my mom had two strokes I have to help my mother and assume her bills.

With this the property is now in someone else'se name.I asked the tenant to vacate in 90 days, collecting no payments and now they say I have to give them a specific date.

My concern is after I do that and give them another 30 days to vacate they will come up with some other way to continue living for free....What can I do to get them to vacate?

Desperately seeking advice.

Since they have not paid rent, you can serve a three-day notice to pay rent or quit (if you haven't served a formal written notice to quit). The date for surrendering possession would be three full days after the notice is served. You don't have to state a date. The same is true with a written 60-day notice. You might want to speak with a landlord's attorney and provide more details. They can be reasonably-priced and assume all your headaches.
