Legal Question in Landlord & Tenant Law in California
I am a homeowner in California that is trying to avoid foreclosure by obtaining a modification and my current tenant is refusing to pay rent. She has said she put the funds in a trust account and I want to know the proper way to evict her.

Serve a three-day notice to pay or quit. On the fourth day, if she hasn't paid, begin an unlawful detainer proceeding against her.
