Legal Question in Landlord & Tenant Law in California

The house next door is a rental, the tenants have a vicious dog that comes on my property and attacks my wife and my dogs. I have confronted these people many times, I have called animal control and complained . Do I have any repercussion against the landlord for renting to people who do not control their own animals? My dogs will probably be killed by this dog that gets more vicious each time this happens. Help

Yes, the landlord is responsible for a hazardous condition on his property IF he has notice and an opportunity to cure it, and does not. So you need to put him on written notice. In addition, however, if animal control does not consider this animal a problem, I'm not sure the landlord has to do anything. Your word that the animal is dangerous is not enough to put the landlord on notice if the animal control people disagree.
