My landlord wants to break my lease

My lease expires on November, 2004. Landlord has sold the house and wants us to voluntarily move out. We do not want to move until our lease expires. I read somewhere that the landlord can buy us out of the lease. What would be a fair amount of money to ask for if push comes to shove? I know if I break the lease I would be responsible for the remaining rents up to the lease expiration. Can I ask for the landlord to do the same? He also wants to do major repairs to the house, at the buyer's request, while being occupied by us. Can he do that?

1. Unless it says so in the lease, he cannot force you to move.

2. He cannot force you to accept a buyout of the lease. If you agree to the buyout, you can negotiate as much as you can.

3. No, they cannot come in and make major repairs without your permission.
