Legal Question in Landlord & Tenant Law in California
Landlord broke lease
What are the tenants when the landlord breaks a lease? Then, if a new lease is signed and is unsatisfactory for the tenant, what are my rights?

I agree with Mr. McClure.
Why would you sign a lease that was unsatisfactory?
It is like marrying somebody, and then changing your mind a month later, and walking out without going through a divorce.
Re: Landlord broke lease
A lease is a "Contract" and when either party breaches the contract the non-breaching party may sue for damages under the lease. There are several theories under which you can sue a landlord for breach of the lease, but the facts here are not specific enough.
Why would a tenant sign a lease that they didnt agree with? Anyway, you should consult an atty to discuss your rights.
