Legal Question in Landlord & Tenant Law in California

My landlord is in default on their loan. Since they are not making their mortgage payments, and I am still paying them rent, can I legally break the lease before it is due to expire? The lease I have with them is very generic and doesn't include this sort of scenario.

You are obligated for the term of the lease. Once the property is foreclosed, you might have the option of walking away.
