My landlord enters my apt without notice!
I have a rent controlled apt in Santa Monica, CA. My landlord has entered my apt, without written notice, on several occasions - sometimes to make repairs I have requested and other times to make inspections on his own accord. Isn't he required to give written notice before entering?...if so, doesn't he have to give notice within a certain time period (e.g., 3 days in advance, 24 hours in advance)? Please advise. Thank you so much!

Yes, you are correct, and the terms of your rental/lease agreement should stipulate what type of notice requirement the landlord must leave with you before any entry into your private premises.

The landlord also might be violating your lease. It would violate the implied covenant of quiet enjoyment.

The other posters are correct. I would also inquire whether other renters have had the same experience. If so, collectively you may be able to achieve better results than attacking this by yourself.
