If a tenant is going on there 2nd month without paying rent, do you give them a 30 day notice or 3 day pay or quit?

3-day notice, and itemize the amount for each month unpaid. For example: March 1-31, 2007: $700
April 1-30, 2007: $700
Make sure to include your name, address, phone number and hours of your availability for the tenant to make the full payment. You shouldn't accept a partial payment. After you have served the 3-day notice, if not fully paid within that period, you will have to file an unlawful detainer lawsuit in the court of the jurisdiction where the property is located.
