Legal Question in Landlord & Tenant Law in California
I am a landlord in Los Angeles, Calif. My tenant informs me of a cock roach infestation; am I financially responsible to pay for eradicating the problem? She's lived there over ten years and never had a problem before. I have the outside of the building sprayed for insects bi-monthly.

You are in a rent control city, have a tenant who has been there ten years, and she has not caused a similar problem before! As a practical matter you will probably be forced to get rid of the roaches. Legally, they are coming from the outside into her unit and you can not prove she has caused the problem. Do the clean up work but either you or the person doing the work should first see what the cause of the problem is and try to elimiate that.
