Legal Question in Landlord & Tenant Law in California
Landlord has past away, Just found out this information paid jan rent to her now it's feb, what do I do, who do I pay the rent to? As far as I know she had no family! And I have people coming in my front yard taking pictures, of the house. please I could use some advice.

Ask the people why they are taking pictures. Write to the landlord's address c/o estate executor and ask what is happening and that you are holding the rent check until you know who to pay it to.
Open up a separate bank account and deposit each monthly payment into the new account until it is clarified. Sooner or later you will be approached by whomever becomes the new owner and if the money is not paid you'll be evicted with a credit hit. So, segregate the funds and that way you'll have both proof as well as the money to pay the back rent when the new owner comes knocking.
