Legal Question in Landlord & Tenant Law in California

Our Landlord put house up for sale. He told us we didn't have to move, but the new owners may raise the rent. We have been tenants for 4 years. Yesterday there was a Notice to Vacate. It said FINAL NOTICE AND TO VACATE IN 5 DAYS. TWO years ago he filed an Unlawful Detainer w that was mediated and dismissed (or at least er thought it was) because we performed all the terms of the stipulation. Because the realtor wants us out vacant within 5 days.

The Landlord has waited 2 years stating we violated one of the stipulations he too

Upon himself to have a sheriff and initiatedWrit oof Execution. We havent violated anything. Do we have any rights?

You have lots of rights, but if he has already obtained a judgment and writ of execution you are never going to be able to enforce them without legal help from a competent attorney.
