Legal Question in Landlord & Tenant Law in California

Can a landlord require a tenant pay all or part of an HOA fee in a condo association in California as part of the lease agreement. The HOA fees include utilities for the condo.

Unless there is rent control in place, the landlord can charge whatever they want for rent that the tenant will pay to live there. Most landlords just roll HOA fees into the total rent, but there is no reason it can't be broken out.
