Landlord restricts use of rental garage under lease agreement

shared garage with rear tenant, landlord demand me to move my car due to oil leak (separate clause in lease states to clean car discharge upon leaving),car was towed to the street and later towed by Sheriff department, this street is known for 24/7 parking problems,can landlord restrict me from parrking in the garage?

If the lease has a provision regarding the oil, you are out of luck. If it doesn't, then you are within your rights.

Unless there is a provision to the contrary, you are entitled to quiet enjoyment of the entire property, although landlord can still try to evict you for creating a "nuisance".

It might help your cause to hire an attorney, for the purposes of writing your landlord. An attorney's letter seldom hurts, and usually helps.
