My landlord is selling the house I rent, what are my rights?

I received a letter informing me to vacate the property within sixties days. The proprietor informed he is selling the house and I must notify him before I leave so he can do a walk-through. I paid the rent for May and if I leave before June, I will not have to pay for June.

Month-to-Month Rental Agreement.

That is pretty much your rights, unless you live in an eviction controlled/rent controlled city. Actually he could require you to give 30-days notice if you want to move out before the 60-days, and if you can't leave before June, but want to leave before the end of the 60-days you can give him a 30-day notice and only pay for part of June. You have a right to a walk through and to correct anything he says he will hold deposit for, correct them, and get a second walk through to clear them, but he is right you have to give him notice to schedule the walk-throughs. If he approves your cleaning and any repairs, he must send you back your deposit within 21 days of when you leave. If he withholds, he must send an itemized list and prices for what he withholds for and send you the rest in the 21 days. That's about it.
