California eviction law has 3, 30, and 60 day notices, but no 90 day notice that I am aware of. Is this from a bank as to a foreclosure? In any case, the notice can be from the landlord's agent, such as an attorney, but they must attempt attempt personal service and ilf unsuccessful then they must post the notice on a obvious part of the rental unit [if you have a locked gate then clearly they could not get closer to the house unless you gave them a key to the gate] and mail notice to you. Both must be done for there to be effective service; so if yo did not receive the notice in the mail also then it is invalid service. Call the landlord to find out what is going on.
