landlord tenant disagreement

Told the landlord that I was moving in to my parents house nearby and that I would like to terminate my lease early. I told them this in early May. I also said that I would be willing to pay for next month's rent for June so that they would have plenty of time to find someone. However, they were very adamant about me paying until oct 25, 2008, which is when my lease expires. I thought I was being more than reasonable. What can I do? So the landlord wants me paying until oct 25, 2008 but I'll be moving out in June 2008. This makes the house vacant for 5 months. I can't afford that. I'm just a student with massive loans. Please help me

Actually, it is four months.

While you are responsible until October, landlord has a duty to attempt to rent, and you must pay until it is.

Also, an attorney's letter might be a good idea, in letting the landlord know that he must try to rent it.
