landlord tenant dispute
My exlandlord is asking for $500 in
addition to the security deposit for
damages he's claiming. We left the
premises in good condition. The
alarm company came after our move
to turn off the system internally in
the house and removed the system,
taking the keypad and two motion
detectors and left one 3'' x 5'' hole.
we were not told this would happen.
He asked us to pay for the damage
and we immediately offered to pay
for a contractor to patch them up for
him. He then refused and asked for
$500 in addition to what he's already
kept. This was after he accepted the
move out conditions. He's
threatening to take us to small
claims court if we don't pay him
$500. What are my rights?

Landlord has the right to have you pay for wall repairs, IF you were the one to order the system installed.
Forget about accepting the move out conditions.
However, the repairs must be reasonable, and at the going rate in your area.
You will probably end in Small Claims Court.
