I am a landlord with a tenant that has parked a junk vehicle in the front yard. I have sent them a letter telling them to get the vehicle off the property and it is still there. What is my next step?

If your lease has a provision regarding properly maintaining the condition of the property, you can give them a notice to remove it or vacate the premises, and if they do neither, then you can start eviction proceedings just as if they didn't pay rent. If you have no lease that covers the situation, your only real recourse is if it is a violation of some local blight ordinance you can have it removed and charge them. If it is not illegal, and not a violation of your lease, you just have to put up with it until their lease is coming up and then give them notice that they have to be out when the lease is up. If you have a month-to-month, you just have to give them notice to get out in 30-days if they have been there less than a year or 60-days if more than a year.
