Legal Question in Landlord & Tenant Law in California

If the landlord wrote on the lease agreement form that we cannot use the living room since it is for landlord use only, can they rent that space out to somebody else without the other tenants consent?

The contract says he is in sole control of the living room. If his renting it out to someone else makes a significant difference from what, at the signing of the lease and discussing the renting, he lead you to believe would be it usage, then you might succeed in getting out of the lease. But it is not illegal for him to rent it out, it is just a question of whether it allows you to get out of the lease.
