Legal Question in Landlord & Tenant Law in California

Landlord/Rent

My landlord is not upholding certain agreements held in our lease. For example, the contract states that our fireplace would be working by the time of move in and is still broken (6 months into the year long lease), the garbage disposal is broken and they refuse to fix it, and they don't fulfill their duties such as gardening biweekly and draining the hot tub. There were also a major draining problem due to an old drain a month into our move in in which we had to move all our furniture and cleared the dining room and hallway entrance for tiling. This was a major disturbance and kept us awake with no privacy for about a week and a half. Do they owe us some sort of reimbursement or is there any legal action my roommates and I can take against

Re: Landlord/Rent

This requires a long answer, and I have taken the liberty of sending you a web pamphlet from the Riverside Legal Aid Society which you should find helpful.

Particularly, see section 5 where the landlord does not live up to his obligations.http://www.inlandlegal.org/publications/landlord_tenant.pdf

Good luck! Please e-mail my office for help, if you need more.
