Re: landlord/tennant

Give them a written 30-day notice to quit (you can find these online or in an office supply store). If they don't leave, then file an unlawful detainer action against them.

Generally, you serve a 30 day notice. If they do not leave, an unlawful detainer action is filed Please call me if you have any other questions.

You don't give enough information, so it is difficult to answer correctly. How many people? How have they been there without paying rent?, etc. etc. The law says lodger(s) in a private residence are treated more like hotel guests than tenants. You can file an eviction action, and may not even need to give notice, depending on the circumstances. Feel free to e-mail me, or call me, and I can give you a more comprehensive answer, but there is a lot lacking here.
