Lanlord/deposit check

I have lived in the same house in El Segundo,CA for 7 years as a renter.

After living there for 5 years my landlord raised the rent for 2 6 months term at a 60% increase. In April of 07 I asked to sign a lease to protect me from any more increase and they did but also told me verbal that if I found another place in the mean time it would be ok. So I bought a house and gave them a 2 month notice and I just received a letter from them stating they will forward me my deposit check after they get a renter and also pls keep in mind I have a lease till April 30th. What can I do? During this time they have not done any up keep to the place in 7 years. On Jan 1st we tried to call them to do a walk through and they never called us back. My mom actually went back to the house to retrieve her broom on the 2nd and called me to to tell me they demo the interior of the house and remodeled and also did a termite tent. I feel we have been excellent tenants and have been treated unfairly by our landlord. What can I do?

An oral agreement will not change a written agreement (i.e. lease).

When did you give the 2 month notice?

Did you sign the lease in April of 2007?
