Legal Question in Landlord & Tenant Law in California
lease agreement
the landlord says they provide Security, we have being robbed twice in 2 weeks, and the landlords know that our building has being targeted for at least the last 6 months which we learned from the police, do we have grounds to break lease?

Re: lease agreement
An implied covenant in your lease is the "quiet enjoyment" of your property. Evidently, the landlord is not concerned with it. You take a risk, of course, by breaking your lease that your landlord will sue you for the difference -- at least until the landlord could re-lease the apartment. If you do so, make sure you put your concerns in writing in a certified, return receipt letter (keep a copy).
