Lease Agreement

I have a restaurant with a lease that says I can't open another same type restaurant within two miles radius. I just signed a lease to open another restaurant within two miles, without remembering the clause. Now my current landlord is upset. What kind of legal action can he take against me?

First, you should look to the lease. It may state what the remedy is if you breach that particular provision.

If not, your opening of the second restaurant may be considered a "material breach," which may allow the Landlor to cancel his current lease with you.
