Legal Question in Landlord & Tenant Law in California

Name on lease application

Hi, does a rental lease have to be between the owner and tenant to be binding, or can it be between the property manager and the tenant? Please advice. Many thanks!

The property manager can act on behalf of the owner to the extent the owner wants him/her to. So the owner can give anyone the authority to rent out a unit.
