Lease Assignment Contract
I have a business lease that is up in September, 2007. I have the right for an optional 4 years term if I choose. I want to assign the optional 4 years to someone else releasing me from any liability. I am a bit confuse to what sublease and assign lease is? Landlord has verbally agree to allow me to assign additional 4 years to another person. How can I protect myself from any future liability? I want nothing to do with the lease, but hold liable the person to take over the lease. Please advise. Thanks.

The new tenant needs to sign a new lease with the landlord
