Getting Out of Lease

I found a 2nd tenant-replacing my son-for a 2BR apartment in LA (occupancy starting Aug 03 - 1 yr lease; originally 2 tenants signed, but up to 3 tenants can be in apt. and on lease). Landlord approved, 2nd tenant approved, and new tenant has signed lease, signed lease guarantee, had credit approved, and has paid me back what I spent on security deposit and initial month rent. How do I get out of lease now as I'm a 3rd person and don't want to remain responsible since 2 approved tenants are already secured.

I'm sorry, but, I don't really understand your question. If you want to break the lease, then, leave. Just know that you will be liable for rent from your roommates at the very least, and the landlord ultimately if he pursues you. Although, the landlord will probably only go after the secured tenants for the whole lease. He probably won't even bother with you. If you were not approved or secured, then, technically you and your roommates violated the lease. Again, if you leave you will be liable for the payment of rent until they can find another roommate. Or, you can be a good person and find another roommate for them. Good luck. Thanks for inquiring.
