I have an informal relationship with my new Landlord. The house he rents to me used to be his primary residence. He lives in the City with his family and has no intention of moving back here. I am about to sign a two year lease. My question is: I would like a clause in the lease saying that he has no right to evict me for ''owner occupancy''. My fear is that even a small earthquake might make his city home uninhabitable and he would immediately want this house back. Can I add a clause in the lease if he agrees to it up front? Thanks

If you have a 2-year lease, then you will have the place for 2 years. You might consider including a renewal option for another 2 years or so within 60 days of its termination at an agreed rent, to make you feel more secure. Besides, Northern California doesn't have earthquakes, right?
