i sub leased my house and the sub leaser doesnt want to pay rent or move out what can i do

Give the tenant who does not want to pay rent a 3-Day Notice to Pay Rent or Quit. If, after the expiration of the 3-day period the tenant has still not paid or vacated, you will need to file an unlawful detainer, which is a lawsuit asking the court to forfeit the lease or rental agreement and evict the tenant.

You have the same rights as a sublessor against the subtenant as a landlord has against a tenant. As Mr. Hoffman summarized, you proceed with a notice to pay or quit followed by an unlawful detainer action.
