A leased house put up for sale...

I am a landlord. My tenants have given me a 30-day notice to vacate and I want to put the house up for sale right away. What are my rights and obligations? I want to be able to have the house shown ASAP. Please advise. Thanks!

You may show unit to prospective purchasers. In short, you should first provide the renters with notice of your intent to sell. Thereafter, to show the property, you must provide the renter with �reasonable notice,� either orally, in person or by telephone. Twenty-four hours is presumed reasonable notice. The notice shall include the date, approximate time, and purpose of the entry. At the time of entry, the landlord or agent shall leave written evidence of the entry inside the unit. Refer to Civil Code section 1954 for specifics.
